Income Producing Architecture: The Garage/Apartment
More and more owners are looking to develop a portion of their residence or land into income-producing property and short-term vacation rentals have become a popular option. This project developed into just that, as well as the owner’s new two-car garage. The site was limited in size and was also on a steep slope. I created a footprint for the structure that accommodated the garage and designed a 530 s.f. one bedroom, one and one half bath apartment above. The height, footprint, engineered foundation reinforcements and water run-off requirements were all designed to comply with local steep-slope ordinances. Consideration was also given to assure that the exterior was in harmony with the style of the existing home. A serpentine pergola linked the house to the new structure.
